    Brentwood campus lease

    The District expects to lease the Brentwood Campus beginning in approximately August, 2029. Some parties have expressed interest in leasing the site; we are providing more background here.  
     
    • Since 2020, the District has leased the Brentwood Campus to The Primary School (TPS). With the closure of TPS we plan on moving Costano elementary school to Brentwood for 2-3 years (SY26-27 to SY28-29), while we take steps to rebuild Costano. 
    • After that point, the District expects to lease the site out. The District is interested in a wide range of proposals, but is likely interested in a market rate lease to a private school. 
    • Closer to the SY28-29 school year, we will put out a formal “Request for Proposals” for the site.
    • The current rent is $1.4m which grows based on CPI. The District would expect a similar, or higher, rent.
    • The District has historically done ground leases of 5-10 years for sites. Rarely, the District has entered into a longer term lease if the tenant agrees to make significant investments in improving the site. TPS made significant investment in the site during their time there. The District is unable to fund any renovations. The District appreciates having the flexibility to, if needed, re-occupy the school site should District enrollment grow significantly. Because of that, planned renovations should go through the Division of the State Architect (DSA) which would enable District students to reoccupy the site. 
    • To minimize disruptions to the school site, at this time the District is not hosting tours of the site. 
    • This would be a triple net lease. That is, the District would have no obligation to provide maintenance, utilities, or other services.
    • The District is only interested in leasing the entire site. 
    • There is a large sports field nearby that the district owns and could share.
